LET'S TALK
We currently service the Auckland areas of North Shore, Northwest, Whangaparaoa Peninsula, Hibiscus Coast and Lower Rodney to Warkworth.
A minor dwelling is a self-contained secondary home built on the same site as an existing house. They’re commonly used for extended family, guests, rental income, home offices, or downsizing while staying on the same property.
The size depends on your zoning, site coverage, and local council rules. In many cases, minor dwellings are commonly built between 40m² and 70m², but larger secondary dwellings may also be possible depending on the site and consent pathway.
Not always. Under New Zealand’s updated granny flat rules introduced in 2026, some standalone minor dwellings up to 70m² may be built without a building consent or resource consent if they meet specific requirements around design, location, height, setbacks, and construction by licensed professionals. That said, not every property or design qualifies for the exemption. Factors like site constraints, overlays, flood zones, slopes, access, and the type of dwelling can still trigger consent requirements. We help clients understand what’s possible for their site and guide them through the best approach for the project.
A well-designed minor dwelling can significantly increase the usability and appeal of a property, particularly in Auckland where flexible living options are in high demand.
Choosing a builder is about far more than simply finding the lowest price. Building and renovating can be stressful when communication is poor, timelines slip, or shortcuts are taken along the way - which is unfortunately something many homeowners experience in the building industry.
At Resi Build, we focus on delivering a high-quality result alongside a building experience that feels organised, transparent, and collaborative from start to finish. That means clear communication, realistic expectations, attention to detail, and a genuine commitment to doing the job properly.
We may not always be the cheapest option, and that's intentional. Quality workmanship, reliable subcontractors, proper project management, and taking the time to get details right all come at a cost. Our goal is to deliver homes and spaces that not only look great when finished, but continue to perform well for years to come.
For many clients, the value comes from knowing the project is being managed carefully, issues are communicated early, and the finished result reflects the level of investment being made into the home.
