  • What is a minor dwelling?

    A minor dwelling is a self-contained secondary home built on the same site as an existing house. They’re commonly used for extended family, guests, rental income, home offices, or downsizing while staying on the same property.

  • How big can a minor dwelling be in Auckland?

    The size depends on your zoning, site coverage, and local council rules. In many cases, minor dwellings are commonly built between 40m² and 70m², but larger secondary dwellings may also be possible depending on the site and consent pathway.

  • Do I need a building consent for a minor unit?

    Not always. Under New Zealand’s updated granny flat rules introduced in 2026, some standalone minor dwellings up to 70m² may be built without a building consent or resource consent if they meet specific requirements around design, location, height, setbacks, and construction by licensed professionals.  That said, not every property or design qualifies for the exemption. Factors like site constraints, overlays, flood zones, slopes, access, and the type of dwelling can still trigger consent requirements.
